Alta – Window Replacement – Special Group Rate – 10.31.25

Dear Alta Owners,
Alta Owners Association is committed to maintaining the quality and value of our community. As part of this commitment, we are excited to share an exclusive opportunity for Owners interested in replacing their unit windows due to glue or sealant failure. Please see the attached pictures for examples of this sealant failure (drip). The Association has partnered with Barrier Glazing, a reputable and experienced vendor, to offer Owners a special group rate program designed to make window replacement more affordable and efficient for our members. Please note that window replacement is an Owner responsibility and any project or replacement is the sole responsibility of the Owner. Though this is a special rate being offered by Barrier Glazing, participation is not a requirement and is completely at the individual Owner’s discretion.

Program Overview
Barrier Glazing is offering a 10% discount on window replacements for participating Owners. This discount will be applied to the overall invoice for savings on both the material and labor. This group rate is available for a limited time and will remain in effect until October 31, 2025. We encourage all interested Owners to take advantage of this opportunity to address window cosmetic issues while benefiting from cost savings.

Warranty Options
The glass manufacturer provides two warranty options for the replacement windows: a 5-year limited warranty or a 10-year limited warranty (samples attached for your reference). Please note that selecting the 10-year warranty will increase the overall cost of the project. We recommend reviewing the warranty details carefully to determine which option best suits your needs.

How to Participate
To participate in this program, please follow these steps:

  1. Contact Barrier Glazing: Reach out to Lydia Barrera, Barrier Glazing’s representative, at lydia@barrierglazing.org or 619-458-9452 to express interest and begin the process. Once Barrier Glazing has performed a job walk and determined the number of windows to be replaced, they will submit the proposed replacement details to the Owner and Management.
  2. Submit Required Documentation: An architectural application and a signed release of liability must be submitted to Management for Board approval. These documents ensure compliance with Association guidelines and standards.
  3. Deposit and Payment: Upon Board approval, Barrier Glazing will require a 50% non-refundable deposit, as each window is custom manufactured at the factory level to fit your unit’s specifications. Once the installation is complete, the remaining balance is due in full. Payments can be made via check or ACH directly to Barrier Glazing. Owners opting to pay by credit card will incur a 2.5% processing fee.

Onsite Sample Window Viewing
To help you make an informed decision, the Association can arrange for interested owners to view sample windows already installed in a unit onsite. Please contact Management to schedule a time for viewing the sample windows. This is an excellent opportunity to assess the quality and appearance of Barrier Glazing’s windows before committing to the project.

Important Notes
The Alta Owners Association is facilitating this group rate program to benefit our members. However, the Association is not responsible for any quality, issues, or problems related to this project. Any concerns, disputes, or matters regarding the window replacement process, including the quality of materials or installation, must be addressed directly between the Owner and Barrier Glazing. The Association’s role is limited to coordinating the program and ensuring compliance with our architectural guidelines.
