Exterior Painting Notice.

Important Exterior Painting Notice
ALTA OWNERS ASSOCIATION 3/3/23

Dear valued residents, we are excited to inform you that your building is scheduled for exterior painting per the chart below:
Painting Dates: 3/24/23 – 4/10/23
Description: Paint Balconies and Southern Exterior
Area: Exterior Units: 305, 405, 505, 605, 705, 805, 905, 1005, 1105, 1205, & 1305
Notes 3/24/23 – 4/10/23

No Sunday Work

During this time, keep southern facing windows shut and do not use the balcony or patio. *See Balcony/PATIOS Note Below.

Please be patient, as painting schedules are not concrete; many factors can affect the schedule such as weather. We will do our best to keep you informed of any changes. The process begins with power washing, followed by preparation work, and finishes with the painting of your building. It is our goal to execute this project as smoothly as possible, and to achieve that, we strongly require your support on a few items. By following the instructions below, it will make the painting experience a lot smoother:

*BALCONIES/PATIOS/WINDOWS – REMOVE ALL ITEMS. It is your responsibility to have your balcony and the area around your balcony free of all personal property prior to the painting date (highlighted in Green) above. For example, nothing can be on the railing; potted plants cannot be on the ledge. Bring tables, chairs, sofas, surfboards, sunshades, bikes, string lights, and any other object into your unit for the period of time listed above. Southern facing windows for the units (highlighted in Green) above, need to be shut for the timeframe listed on the schedule. This schedule is subject to change. Management will provide notice when items can be returned back onto the balconies and when southern facing windows can be opened again.
General Coatings Corp. and Alta Owners Association are not liable for stolen, lost, or damaged personal items that are left on/surrounding your balcony or damage from southern facing windows being left open. Units are subject to fees which will be assessed to the Owner’s account if items are not removed from the balconies or if windows are left open and plastic is torn off the windows and doors. (See fee schedule below).

BALCONY / PATIO / WINDOW FEE SCHEDULE: We certainly do not want the Property Management to assess fees. Let’s work together to get the items off patios and balconies in time. Thank you in advance for your help! The fees below will be assessed by the Board to the Owner’s account if:
1) If plastic is torn off windows and doors – $150.
2) If painter must skip unit due to items not being removed from the balcony and make a return visit- $500.
ANIMALS: Please keep all pets secured. This is due to crews working around the area.
GENERAL: If you have any questions or concerns, feel free to call or email our Project Manager, Pete McDevitt, at 858-952-6869 or pmcdevitt@gencoat.com. He will be available to answer. Coordination with the painters onsite is not an acceptable means of communication. Thank you in advance for your assistance in this matter. We look forward to serving you.
